Restaurant Realty Company’s Comprehensive Services Equals Successful Results for Our Clients – Part 2

This is a continuation of our most recent article on how Restaurant Realty Company’s services result in taking excellent care of our clients.  Some of the additional services Restaurant Realty provides are discussed below.

1.  My many years as a restaurant chain owner, my current status as a restaurant landlord and the nearly 700 restaurant, bar and/or nightclub transactions I have completed have helped me become an expert in understanding and negotiating leases.  This expertise is invaluable to our clients in helping them negotiate the best lease terms and conditions possible.  Immediately after obtaining the listing with the seller we introduce ourselves to the landlord and try to develop a rapport with them.  By explaining our past experience and our screening process coupled with having a continued ongoing dialogue with the landlord throughout the transaction usually leads to obtaining favorable results for the buyer and seller.

2.  We oversee the due diligence process with our clients to help them understand clearly all of the financial, operational and administrative aspects of the business.  The due diligence process includes physical inspection of the premises and review of all the financial books and records, leases, equipment lists  and other important documents such as equipment leases, franchise agreement, etc. if applicable.  If the business is making money we prepare an adjusted cash flow analysis for the business which helps the buyer understand all of the financial benefits of owning the business.

3.  Restaurant Realty is well versed in interfacing with the Department of Alcoholic Beverage Control which controls the issuance and transfer of beer and wine, hard liquor and brewing licenses.  Because of our vast experience we have a clear understanding of what needs to be accomplished to complete the issuance and transfer process in a timely fashion. We are able to trouble shout potential problems and help our clients avoid delays in this process.

4.  Our Buyer Coordinators follow up with our back of the house appointments with buyers to gather constructive feedback to give to our sellers so they can help us fine tune our approach to marketing their business for sale. Our Buyer Coordinators also give our sellers periodically the current count of signed confidentiality agreements for their listing which helps the seller understand the degree of buyer interest for their business.

Our past experience in completing over 2000 restaurant, bar and night club valuations as well as selling nearly 700 restaurants, bars and/or nightclubs provides the seller with a unique vantage point for pricing their business.  If you want to sell your business in a professional and expeditious fashion, Restaurant Realty is there to provide all of the services necessary to complete the task.

Ron DeGrande of Dominic’s

Ron started his restaurant career as a busboy at age 14 working in a restaurant in Lodi, CA that was an institution called The Cosmopolitan. From there he ended up playing professional baseball for a short stint and then Ron worked in various businesses until he opened his first business at age 27 called California Catering in Stockton. Although he wanted to study law, he was too successful in his food service endeavors to take time to go to law school. Instead Ron continued to build his food service group.

In 1986, the Elk’s Lodge in South San Francisco contacted Ron to run their operation and then in 1996 the South San Francisco Conference Center came under his management. In 1997 the Walnut Creek Elk’s Lodge requested his services.

In 1999 Ron founded Dominic’s of Oyster Point named after his father who had been the general manager of Westlake Joe’s for 25 years. Building on that success Dominic’s at Poplar Creek Golf Course in San Mateo was opened in 2000. Restaurant Realty recently sold this business for Ron. In 2001 Oyster Point Hotel’s restaurant and banquet facility was added to Ron’s operation. In 2004 Moore’s Riverboat of Isleton became part of his business.

Today Ron and his son Chris oversee 260 employees in their diverse operations. To Ron the most important part of his business is providing excellent customer service that leads to customer satisfaction. He feels that any business enterprise must include not only pleasing his customers but having a good relationship with his landlords.
